Replacing a Cesspool in NJ: What West Milford Homeowners Should Know

  • A teardown or major renovation. A full teardown — and often a major renovation — generally requires bringing the wastewater system fully up to current code, which a cesspool won’t meet.

What a code-compliant replacement involves

Replacing a cesspool means installing a modern, engineered system designed for your specific site. The process typically runs:

  1. Site evaluation — soils, the seasonal water table, setbacks from wells and structures, and how much usable area you have.
  2. System design and permits — engineered to your lot and submitted for the required approvals. Systems are evaluated against current state standards, and where the required Zone of Treatment can’t be met (common in West Milford), an advanced or alternative system is required rather than a conventional drain field.
  3. Installation to current code — modern requirements include things like effluent filters on new tanks and suitable fill material, with testing requirements for newer tank installations.
  4. Documentation — the records you’ll want for the township and any future sale.
